Denver South Metro · Within 75 miles of Denver

Inspected by a structural engineer. Explained like a neighbor.

Justin Kast spent years designing structures before he started inspecting homes. He reads a foundation the way an engineer does, then walks you through every finding on site.

Why Colorado homes are different

Four problems a Front Range inspector has to go looking for.

A generic checklist misses them. Justin's engineering background and 5+ years in metro basements, crawlspaces and attics don't.

Expansive clay soils
Bentonite clay swells when wet and shrinks when dry. Foundations move with it.

Justin reads crack patterns, floor slopes and drainage the way a structural engineer does, and tells you which ones matter.

Hail roofs
Colorado leads the country in hail claims. Bruised shingles fail years later.
Moisture intrusion
Thermal imaging on every inspection

Front Range freeze-thaw cycles work water into places you cannot see: ice dams backing up under shingles, failed flashing at windows and deck ledgers, and finished basements where a slow leak hides behind drywall for years. An infrared camera shows the temperature difference before the stain appears. Mold testing →

Older sewer lines
Clay and Orangeburg laterals under pre-1980 Denver homes crack, offset and root in. A sewer scope is a short camera run against a $10,000+ repair.

Questions buyers ask

How fast can you get me scheduled?

Usually within 2 to 3 days, including weekends. Call or use the form and you will have a confirmed time the same day.

How long does the inspection take, and should I be there?

Plan on 2.5 to 4 hours depending on size. Come for the last 45 minutes: Justin walks you through every finding on site and talks through what repairs typically cost.

When do I get the report?

Same day or next morning. It is a web and PDF report with photos, thermal images, a summary of significant findings, and a repair request list your agent can use directly.

What is the InterNACHI Buy-Back Guarantee?

If Justin misses something covered by the InterNACHI Standards of Practice, InterNACHI will buy the home back at the price you paid. It is valid for 90 days after closing and included at no charge.

Is thermal imaging really included?

Yes, on every inspection. It finds moisture, missing insulation and overheating electrical that are invisible to the eye.

Should I add a sewer scope?

For most metro homes, yes. Any home built before 1980 is a strong candidate — clay and Orangeburg laterals crack, offset and root in.

Do you inspect new construction?

Yes: pre-drywall and final walkthrough inspections. Builders miss things too.

Closing soon? Get on the calendar today.

Open 7 days a week. Thermal imaging included with every inspection.
